Responsibilities will include to assist Program Manager/Director to extend clients/owners capabilities in the project organization, planning, programming, administration, and design/construction management of buildings, infrastructure, and facilities. Works on entire range of project activities from start to finish as appropriate (initiation/feasibility, planning, design, construction, start-up, acceptance and turn over, close out) utilizing project management tools, techniques, procedures, and processes, with the goal of meeting or exceeding project objectives (scope, schedule, budget, quality, and client/owner satisfaction). Other duties include: Contribute to a teamwork approach to the project. An advocate for the owner and make recommendations to the owner relating to owner's best interests. Develop on-going communications between all parties. Participate in learning opportunities. Assist Program Manager with development of project requirements, budgets and schedules. Lead and conduct inspections for mechanical, electrical, plumbing, and architectural building systems as the Authority Having Jurisdiction (AHJ). Considered constructability subject matter expert for collaboration on solutions and interface with owner and leadership to articulate project status/build and maintain relationships. Follow developed project plan. Assist with the development of contracts and terms and conditions. Assist with the development and maintenance of the risk register. Is the lead for the development of project quality plan including quality control and quality assurance during design, construction, and commissioning. Assist in the selection criteria for design and construction resources and assist in evaluation and negotiations. Coordinate design activities. Represent the client/owner as requested in all meetings. Assist with furniture, fixtures and equipment requirements and coordination for incorporation in the project. Assist or conduct project related meetings. Prepare monthly reports and detailed minutes of Project Meetings in a timely fashion. Prepare quality assurance reports and detailed minutes of quality/coordination meetings in a timely fashion. Review project drawings and specifications. Review contractor's construction GMAX pricing, proposed subcontractor buy-out, RFI's, change order pricing, submittal status, and reports. Review A/E additional service requests. Monitor scope, schedule, budget, and quality for variance and corrective actions. Provide timely reports and notices to all stakeholders on project requirement, scope, schedule, budget, and quality. Keep Direct Report informed on project status, risk issues, and corrective actions. Assist Program Manager. Assist with participation and support of company's strategic plan initiatives in committee or lead role. Assist with business development, as required. Perform other duties as assigned. Qualifications High School Diploma or GED required. Bachelor's degree in architecture, engineering, or construction management and 5 -10 years' experience in construction management highly preferred. Project Management Professional (PMP), and Project Management Software certifications and training are a plus. Possess a valid driver's license within the applicable jurisdiction and meet company's auto insurability requirements.Good oral and written communications skills and ability to work in teams at different levels within the organization. Intermediate in Microsoft Office (Word, Excel, PowerPoint, Outlook). Must be self-motivated with good attendance record. Able to lead and make decisions. Able to predict, resolve, and/or avoid future problems. Able to drive vehicle short and long distances. Manage and complete all assigned jobs efficiently and on time. Working knowledge of Construction principles, practices and methods as relates to project type. Construction means and methods for project type. Development of project management plans and components. Risk registers. Communication plans. Document control and management systems. Contract documents for design, construction and consultants. Procurement methods. Understanding of construction cost estimating. Scheduling and scheduling software. Project performance analysis including variance, earned value, projected at completion. Change control systems and processes. Request for information process and procedures. Value engineering process. Internal Corporate safety plans, training and reporting. The noise level in the work environment is usually moderate to loud.Potential exposure to movement of heavy equipment on construction or roadway sites; potential exposure to hazardous dangerous chemicals and solvents, noise, dust, fumes, grease and oils, radiant and electrical energy, and vibration; all of which would require employee to follow proper safety procedures and utilize appropriate protective equipment.This position may require protracted or irregular hours.
